1. What is a Certificate of Compliance?

2. Does my parcel need a Certificate of Compliance?
- You will need one if it is a requirement of a lender or buyer. Some lenders require one as a condition to lend money either in a sale or refinance.
- You do NOT need a Certificate of Compliance if your property is a lot of a Subdivision or a parcel of a Parcel Map.
- In most cases, you will not need a Certificate of Compliance to prove your parcel is eligible for a building permit or grant of approval for development. For the County of El Dorado's Policy on parcel eligibility see "Board of Supervisor's Policy Direction to Staff."
To see if you may need a Certificate of Compliance prior to obtaining a building permit, click here. If you don't know the 11 digit Assessor's Parcel Number (APN), you can find it by doing a search on the County of El Dorado Assessor's webpage.
